Are you insured?

Yes. CleanHaven carries public liability insurance appropriate for commercial, strata, and industrial exterior cleaning work in NSW. A current Certificate of Currency is available on request and can typically be provided within one business day. For most commercial and strata jobs, we send it as part of the pre-works documentation package without being asked.

What level of public liability cover do you carry?

CleanHaven carries public liability insurance at a level appropriate for commercial and strata exterior cleaning works. Please contact us directly for the current coverage amount and insurer details, or request a Certificate of Currency when booking your walkthrough. We can confirm coverage details for any specific tender or body corporate requirement.

Do you provide SWMS and SDS documentation?

Yes. CleanHaven can provide a Safe Work Method Statement (SWMS) for commercial, strata, and industrial cleaning works where required. Safety Data Sheets (SDS) for all cleaning chemicals used on-site are also available on request. These documents are commonly required for strata, government, aged care, school, and industrial sites, and we prepare them as standard for those job types. If your property or body corporate has a specific documentation checklist, send it through and we'll confirm what we can provide.

Do you carry workers compensation insurance?

Please contact us directly to confirm current workers compensation coverage applicable to your job. We can provide documentation for tender responses and body corporate approval processes.

Can you complete a site induction before works commence?

Yes. For properties that require a site induction — including industrial sites, aged care facilities, schools, and some strata properties — CleanHaven can complete induction requirements before works begin. Let us know the induction process when booking and we'll coordinate accordingly.

What's the difference between pressure cleaning and soft washing?

Pressure cleaning uses high-pressure water to remove dirt, grime, oil, and surface staining from hard surfaces like concrete, pavers, and brick. It's effective for driveways, car parks, paths, bin pads, and hardstand areas where surfaces are robust enough to handle high pressure.

Soft washing uses significantly lower water pressure combined with professional-grade cleaning solutions — typically biocidal treatments — to clean more delicate surfaces like rendered walls, painted surfaces, weatherboard, roof tiles, and building facades. The lower pressure prevents surface damage, while the cleaning solution removes mould, algae, lichen, and biological growth at the root rather than just washing it off the surface. Soft washing generally produces longer-lasting results on biological growth than pressure cleaning alone.

Most commercial and strata jobs use both methods — pressure cleaning for ground-level hard surfaces, soft washing for building facades and roofing. CleanHaven will recommend the right approach for each surface type after the site walkthrough.

Can you clean high-rise or multi-storey buildings?

CleanHaven handles multi-storey building washing using appropriate reach equipment. For very high-rise facades requiring rope access or elevated work platforms, contact us to discuss your specific property and we'll confirm what's achievable and whether specialist access equipment is required.

Commercial & Strata Work

Can you work around tenants and residents?

Yes — coordinating around tenants and residents is standard practice for strata and apartment complex work. Before any job, CleanHaven will discuss access requirements, areas that need to remain clear, parking impacts, and noise constraints. We're used to working in occupied buildings and plan our work to minimise disruption to residents as much as practically possible.

For larger strata properties, we can provide a brief scope note that the strata manager or building manager can distribute to residents in advance, covering what areas will be cleaned, what times works will occur, and any access requirements.

Can you service multiple properties across a portfolio?

Yes. CleanHaven works with property managers and strata managers who have multiple properties to maintain. We can establish scheduled maintenance programmes across a portfolio, provide consistent documentation for each property, and maintain a single point of contact for all jobs. Do you work with bodies corporate and owners corporations?

Yes. We understand the approval process involved in strata and owners corporation work — written proposals, scope documentation, before/after reporting, and compliance paperwork are all standard parts of how we work. If a body corporate requires a formal proposal to present at a meeting before approving works, CleanHaven can provide a written scope and price in the format required.

Can you respond to a tender or formal cleaning scope?

Yes. CleanHaven can respond to commercial exterior cleaning scopes, facility maintenance tenders, and strata request-for-quote processes. We provide written proposals including scope confirmation, methodology, safety documentation, pricing, and maintenance options. How quickly can you turn around a proposal?

Maintenance Plans

What's included in a maintenance plan?

A CleanHaven maintenance plan is a scheduled programme that covers agreed exterior areas at a set frequency. What's included depends on your property, but a typical commercial or strata maintenance plan covers some combination of:

  • Building facade washing — annually or biannually
  • Common area paths, courtyards, and walkways — quarterly or biannually
  • Entry areas, lobbies, and high-traffic surfaces — quarterly
  • Car parks and driveways — biannually or quarterly
  • Bin pads and waste enclosures — monthly to quarterly
  • Before and after photo documentation at every service

Plans are structured around your property's specific needs after a site walkthrough. We don't apply one-size-fits-all packages — the frequency for each area is based on surface type, traffic level, shade, and how quickly the property builds up.

Do you offer one-off cleans or only maintenance plans?

Both. CleanHaven provides one-off commercial cleans for pre-inspection preparation, post-construction cleaning, pre-sale presentation, and properties that don't yet have a maintenance programme in place. Maintenance plans are available for properties that want scheduled, ongoing exterior care. Many clients start with a one-off clean and move to a maintenance plan once they've seen how the property responds.

How are maintenance plans priced?

Maintenance plan pricing is based on the property's size, the areas covered, the frequency of service, and the condition of the surfaces at the time of the initial clean. Pricing is confirmed in writing after the site walkthrough. Most plans are priced per service visit, with a fixed schedule agreed for the year so costs are predictable for budgeting and body corporate approval purposes.

Can the plan be adjusted as needs change?

Yes. If your property's requirements change — new tenants, a change in traffic, an area that needs more frequent attention — we can adjust the scope or frequency. Maintenance plans are intended to be practical and flexible, not rigid contracts that don't reflect how buildings actually change over time.

Process & Reporting

Do you provide before and after photos?

Yes — before and after photo documentation is standard on every CleanHaven commercial job. Photos are taken across all areas cleaned and provided to the client after the job is complete. These can be used for body corporate records, AGM reports, property management files, insurance purposes, or simply as a record of the work completed. For maintenance plan clients, photo records are provided after every scheduled service.

How does the walkthrough and booking process work?

The process is straightforward:

  • We inspect the property, assess surface types, access, and scope
  • A written proposal is provided within 24 to 48 hours covering scope, method, price, and schedule options
  • Once approved, works are scheduled at a time that suits your property and tenants
  • We complete the clean, provide before and after photos, and send a service summary
  • For maintenance plan clients, the next service is scheduled before we leave

How long does a full building wash take?

It depends on the size of the property and the scope of works. A single-building exterior wash for a small strata complex might take half a day. A larger apartment complex covering building facades, common areas, car parks, and bin areas may take one to two full days. For industrial and commercial sites with extensive hardstand or multiple buildings, allow more time. CleanHaven will confirm the expected duration as part of the proposal so you can plan access and resident notification accordingly.

Will the cleaning cause any disruption to residents or tenants?

There will be some noise and minor disruption during cleaning works, particularly from pressure cleaning equipment. CleanHaven works to minimise this by scheduling works during reasonable hours, planning access to avoid peak movement times where possible, and communicating clearly with building management about which areas will be affected and when.

For strata properties, we recommend that the building manager or strata manager notifies residents of the scheduled works in advance — we can provide a brief summary note for this purpose if needed.

Residential work is typically offered as a full-property package rather than individual tasks.
